Building recertification refers to the process of inspecting and verifying the structural integrity, safety, and compliance of a buildings system and components after a certain timeframe since the initial construction or last certification. This crucial step ensures that your building remains in compliance with codes, regulations, and standards enabling the building to remain safe for occupants and the surrounding environment.

Whether you are needing an initial milestone inspection or a 10-year interval inspection, Pines Recertification and Inspections will send a licensed Professional Engineer to inspect for any safety, structural, or electrical concerns. Milestone Inspection Services

This service consists of two phases:

Phase One – our structural engineer will conduct a thorough assessment focused on evaluating the overall safety and health of the structure and submit a report to the appropriate city agency.

Phase Two: If significant structural deterioration is identified in phase one, a more in-depth analysis is needed. This may include destructive or non-destructive testing to verify and confirm structural safety. Our engineer will provide you with repair recommendations and prepare and submit a detailed report.

Who the services are for

As of June 1, 2022, a Building Recertification is required for buildings 25 years old. After the 25 year milestone, the building must undergo recertification at every 10-year interval thereafter for the life of the structure.

Some buildings, depending on certain factors such as distance from coastline and height of the building, may require the first recertification at a younger age of 25. Subsequent inspections must be performed for these buildings as well every 10 years thereafter for the life of the structure.

Coastal condominium and cooperative buildings three stories or taller and located within three miles must have a recertification inspection by December 31 of the year the building turns 25.

All other Buildings or commercial/industrial complexes that require recertification by the State of Florida.
